Port Bouvard Going Bust?
The developer is $70 million in debt and has suspended trading on the ASX. This should delay development of their Gidgegannup property. Just before trading was suspended their previous chairman sold 1.16 million shares, which isn't a good sign for the future of the company. The current CEO's are shopping for new investors, and emphasized the need for obtaining development approvals as a way of getting out of debt.
Gidgegannup replies to Port Bouvard Development Plan
In a letter to the CEO of the City of Swan, GPA President Sally Block voiced residents' numerous problems with Port Bouvard's design, and criticized their "consultation process". Block said, "...(the) concept is suburbia, not the retention of the ?hills lifestyle?, on which the NEHSPP (North Eastern Hills Settlement Pattern Plan) places such value." She also said, "...(the development) will be nothing more than a residential subdivision and will provide no benefit to existing residents". She also pointed out the plan would preserve as open space only land that is undevelopable, and recklessly includes land not owned by Port Bouvard as commercial and strata developments. Anybody who doubted
the pending urbanization of the Perth Hills has to look no further than Gidgegannup,
a rural community of a few thousand folks, 40 kms. east of the Perth CBD.
Port
Bouvard Limited (formerly Menzies Court Holdings), the largest developer to benefit
from the Dawesville Cut below Mandurah has purchased 1200 acres of rural land
in "Gidge" to build a suburb of 2200 homes, in addition to developing
the remaining 675 acres into larger "rural lifestyle" blocks. They paid
about $85
million for the land.
Several other developers
have purchased large developable blocks adjacent to Port Bouvard's.
Port Bouvard
have applied to the Eastern Hills Metropolitan Regional Council (EMRC)
to build a sewage plant at the Red Hill tip. Sewage disposal has been the hold
up for similar developments zoned in the area (Parkerville 900 homes, Stoneville
1700 homes). If the EMRC approves the plant, the other developments will have
their "deferred" status lifted and will go ahead.
Water
Corp is planning a massive drinking water treatment plant in Mundaring, with a
600mm pipe to Gidge. Western Power has proposed a 60 acre electrical substation
between Kalamunda and Mundaring. The cards are on the table.
